Median County market value by school district
Every district ranked by the median County market value of its one-to-three family homes on the 2028 roll, with the median assessed value and the median assessment ratio: assessed value as a share of market value. Nassau assesses homes at the same fraction of market value across the county, so the ratio column mainly confirms the roll is consistent.

What these figures mean, and what they don’t
- Recorded payments are not a tax bill. The recurring figure is the median of school and general payments the County recorded. It excludes exemptions such as STAR and special districts that vary by home, and homes without a complete payment record for the year are left out.
- A district median is not your home. Districts differ in the size and age of their homes, so a higher median payment does not by itself mean a higher tax rate.
- Only named districts are listed. A district appears once County records give its name; districts the records identify only by number are left out rather than named by guesswork.
- Payment records cover a subset of homes. Medians rest only on the homes whose County payment history we have retrieved, shown in the records column. They will firm up as more records are added.
- The roll is tentative. Values can change through corrections and appeals before the roll becomes final, and this page will be refreshed when a newer roll is imported.
- Verify with the County. Check any figure that matters to you in the Nassau County Land Records Viewer. This page summarizes published records; it is not an appraisal.
