Are cheaper homes valued higher?
Every sale studied here, 10,733 in all, split into ten groups by price. In the cheapest tenth the County’s value was 65% of the sale price; in the priciest tenth it was 60%. The County’s values track sale prices about evenly from the cheapest homes to the priciest.
How to read the ranking
- Evenness (COD) is the coefficient of dispersion: how far, on average, each home’s ratio of County value to sale price strays from the middle one. The assessors’ standard for homes is 15 or lower. Higher means some neighbors are valued well above their market value while others are valued below it.
- Valued above sale price is the share of sold homes whose County market value was higher than what they sold for. Those are the homes a grievance is for.
- County value as a share of price is the middle sale’s ratio. Below 100% means the County typically valued homes lower than they sold for.
- PRD is the price-related differential. 0.98 to 1.03 is acceptable; above it, less expensive homes tend to be valued higher relative to their price.
- A district is not your home. An uneven district means more homes are likely over-valued, not that yours is. Unusual sales are set aside before the figures are computed, and none of this is an appraisal.

Understanding your Nassau County assessment
Market value, assessed value and your bill measure different things. A grievance argues the value behind your assessment is too high.
