How to read these pages

Each page summarizes one school district, hamlet, or village from the County’s published roll: what one-to-three family homes are valued at, how that compares with what they sold for, and, where records allow, the typical tax paid. Places with fewer than 25 homes aren’t published, because a median of a handful of homes says little.

A median describes the neighborhood, not your home. Check your own record and compare it with homes that are genuinely similar. A tentative roll can still change before it’s final.

Understanding your Nassau County assessment

Market value, assessed value and your bill measure different things. A grievance argues the value behind your assessment is too high.

Choosing comparable sales

Homes like yours in size, type, location and condition. A neighbor’s lower tax bill isn’t evidence.
