How many Nassau County homeowners grieve their taxes, and how many win

Every year Nassau County publishes the list of homes with a grievance filed and, a few months later, the final roll. Put together, they show how many homeowners grieve and how many win, in each town and school district.

Most Nassau homeowners grieve, and most who grieve win something. Filing is far from even, though: 25% of homes in the Roosevelt School District school district filed, against 80% in Woodbury/Syosset CSD # 2. Where fewer neighbors file, the ones who don’t file carry more of the tax.

Common questions

How many Nassau County homeowners grieve their property taxes?

For the 2028 roll, 221,891 of Nassau’s 356,109 one-to-three family homes had a grievance filed with the Assessment Review Commission, 62% of them. The share ranges from 25% in the Roosevelt School District school district to 80% in Woodbury/Syosset CSD # 2.

How many Nassau tax grievances win a reduction?

On the 2027 roll, 59% of Nassau’s one-to-three family homes ended with a final assessment below what the County’s 6% cap would have set, up from 46% on the 2024 roll. Because about as many homes win as file, most homes that file come away with some reduction.

How much does a Nassau tax grievance usually cut the assessment?

Homes that won a reduction on the 2027 roll saw their assessment cut by 9% on average. A cut in assessment lowers your share of each levy, so the tax saving depends on your district’s rates and on how many of your neighbors also won.

Do most Nassau homeowners use a company to grieve?

Yes. Only 14% of the 2028 filings had no representative named; the rest were filed by a grievance firm or attorney, which usually takes a share of the first year’s savings. Filing with ARC yourself is free.
